Traveling is Easy If You Rent a Charter Jet

It is no secret what a hassle traveling can be when traveling by commercial plane. Between the prices, the crowds and the security measures, you hardly know what to expect when you show up at a major airport and often need to arrive far ahead of schedule just to make sure that you make it to your plane in time for take off.

On the other hand, many flights end up being delayed so that you find yourself with extra hours to kill while stuck at the airport, and you can even find yourself stranded for days on end in a worse case scenario. Additionally, as the economy continues to hit the major airlines hard, they have been forced to make cuts on comfort items like meals on flights and are even charging extra money for carry on luggage. Thankfully, there is an option for travelers with a little extra money who are weary of major airline hassles, because traveling is easy if you rent a charter jet.

By chartering a personal jet, you will ensure that you will avoid the crowds and nearly all of the problems that are associated with traveling by plane. Unlike the major airlines, there are no additional fees for extra baggage, and the cabins of a charter jet are considerably less cramped and more comfortable. While even traveling by charter jet does not guarantee that you will make your destination at the precise time that you had expected, the lack of long lines and connecting flights leave much less room for something to go wrong. You can also arrange for extra creature comforts such as quality food and entertainment that will let you travel in style. This is particularly useful if you are intending to make a positive impression on those that you are traveling with, regardless of whether your traveling companions are business clients or personal associates. By treating them to a hassle free trip on a chartered jet, you will be guaranteeing that you are taking seriously.

It would be such a timesaver to use private jet rentals rather than a commercial airliner. There would be no waiting. You would be taken straight to your waiting private jet rental and make it to your destination on time, maybe early!

No More Commercials on My Television

The greatest thing to hit the television world is DVR or TiVo or what ever your dish network or cable company calls it, recorded TV. Record the shows you want and watch them at your leisure with no commercials. Ah, a perfect invention.

Life is busy, there is not enough time to do everything I would like to in a day. I wish days had about six more hours in them, but we still would probably be running behind as we would add more to our agendas. It was depressing when after getting a fulls day work done, I would sit down for a half hour before bed time to relax and watch a little television and there was never anything worth watching. The commercials also made me crazy as I hate wasting time.

The invention of recorded television is ingenious. I love it, I can watch the shows that I want, when I want with no commercials interruptions. Commercials are getting dumber and cruder and I hate watching TV with my children as you never know what will come on next. I don't want to be watching a family show and have a slasher movie trailer pop up, or male stimulant ads or disgustingly crude fast food ads. I just want to watch a show with my kids in peace. The second great thing about recorded television is a half your sitcom only last about twenty minutes! Life is good again.

There are a few fun shows to watch out there, the secret is to check our your cable or dish network channels, record a few favorites and watch them at your leisure. The greatest invention to the TV since color.

Fox to Air Two More Seasons of Hit TV Series 24

Fox's hit TV series 24 first aired on November 21, 2006 and has won many Emmy and Golden Globe awards including one for leading actor Kiefer Sutherland after its first ten episodes.

The main character of the series is Jack Bauer, played by Kiefer Sutherland, who is an agent with the US Counter Terrorist Unit. The show is based in Los Angeles and depicts a 24 hour period in the life of Jack Bauer as well as following the actions of other characters in the show.

The shows originality centers on its premise that everything happens in real time. This means that each minute of the show corresponds to a minute in the lives of the characters. As a result the commercial breaks appear during periods in the show when little is happening, i.e. Jack is driving somewhere. To emphasize the point a digital clock is shown on the screen immediately before and after a break.

The time on the digital clock also corresponds with the in-universe time of the show so if a character stipulates that something will happen within an hour it will usually take place before the end of that episode.

Action switches between different locations and characters tracking parallel story plots and as a result there are often sections of unseen narrative for each of the characters. Another method used in the first two seasons was a split screen to show parallel events happening during the same period of time however the use of this technique is now generally only used during telephone conversations or in shots leading up to or out of commercials breaks.

Although each season has its own central theme, or plot line there are also several story lines that relate to prior seasons. So far there have been two of these "crossover" plots, each one continuing over a period of three seasons.

24 has received both positive and negative critical acclaim. Many critics and organizations have objected to the way that the series has dealt with the many sensitive issues surrounding the plotlines and characters. Due to the series nature it often addresses issues of terrorism, the use of torture to gain information, government misuse of authority directly.

The overall number of viewers has steadily increased throughout the shows six seasons, except for a slight fall midway through season 3, increasing its viewership by a massive 60% between seasons 1 and 5.

Fox have announced that Season 7 with commence airing in January 2008 with Kiefer Sutherland signed to continue through to 2009. It has also been revealed that season seven will feature the shows first female President to be played by actress Cherry Jones as well as the return of Mary Lyn Rajskub and James Morrison. Season 7 is also set to be more personal that previous seasons.

Fox have also announced that they have ordered season 8 and with Kiefer Sutherland signed through to 2009 it looks likely that a 9th season will also be aired.

A motion picture based on the show had planned to start filming in 2007 with its release scheduled for 2008 but due to the pressure of filming for the show plans for the picture have consequently been put on hold in order to focus on the TV show.

Which Commercial Photographer to Book?

Unless you are or have been actively involved in the design, advertising or marketing industry, the likelihood of you having needed the services of a commercial photographer before are fairly slim. In fact the first and last time many people have contact with a professional photographer is when they get married.

Unfamiliarity often breeds fear and many people wrongly feel inadequately equipped to make decisions based around creative issues. The simple fact of the matter is that pretty much anyone in this modern day and age can tell good from bad imagery. You don't need to be an art critic or high flying advertising executive to make good informed decisions on what makes a great or bad photograph. We are all, in the western world at least, bombarded with imagery everywhere we go twenty-four hours of everyday. I believe that this constant exposure and saturation of visual stimuli has given all of us an innate, almost unconscious understanding of both basic aesthetics and technical quality. You just need to have the confidence to use this understanding. The chances are that by simply recognising that your business deserves the services of a professional photographer, as opposed to amateur snap shots, already suggests to me that you are expressing this understanding.

If you are the owner of a large national or multi-national company, you will either have your own in-house marketing/design department or outsource your creative work to a specialist advertising or design agency. Either way the responsibility of commissioning photography will be some one else's problem. However, if you are the owner of a small to medium sized business, you may simply not have the budget to have such luxuries and so have to make such creative decisions by yourself. This leads me nicely onto my first consideration:

Budget. Commercial photographers are expensive and if you are expecting to find a great one to shoot your entire product range for a few pounds/dollars, think again. Top end advertising photographers may charge many thousands per day just for their shoot fee, but do you really need that big name photographer? Chances are that you simply require a handful of good quality shots and not ones that exhibit the height of avant-garde photography styling. Be realistic about what you need the photographer for and then set your budget accordingly. If you don't know how to work out a budget then contact a few local commercial photographers and ask them for a quote. Most will be more than happy to do this and it in no way obliges you to use their services.

Genre. What kind of photographer you need depends entirely on the kind of photography you require. Sounds obvious but don't book a wedding photographer to shoot a product shot, unless of course they can demonstrate that they are fully competent to do so. Try to stick with photographers who are used to working with in a commercial environment and if you need product photography hire a photographer who shoots a lot of studio based still life e.t.c. Many photographers will happily shoot a selection of photographic genres but most will admit to having his or her own specialism that they feel most comfortable with.

Style. The artistic style a photographer shoots in may or may not be relevant to your job. If you just need some generic pack shots for instance, then a photographers style need not be of huge concern. If on the other hand you need some interior or exterior photographs then photographic style will play a bigger role in your decision. Be it traditional or more edgy and contemporary, try to choose a style that best reflects your brand image. Be consistent yet at the same time brave, as you do want your company to stand out from the crowd; but only for all the right reasons.

Portfolio. The photography portfolio has always been the best representation of any photographer, both showing their individual style and their technical abilities in one big hit. In fact I believe that you should be able to tell just about everything you need to know about a photographer just by studying a few examples of their recent work. I say 'recent' because this is the key here, not what they shot fifteen years ago as a student but what they are shooting now. Other than looking at their overall style and genre, look closely for technical quality. Are the basics like composition and exposure pleasing to the eye? Do the photographs exhibit a wide tonal range without bleaching out important highlight detail or losing shadows in a dark muddy mess? Look at colours, are skin tones natural and flattering, are interior shots neutral or bathed in unpleasant colour castes? Quite simply, do the subjects in each of the photographs look amazing? If the answer is predominately 'yes' and others around you agree, then trust your gut feeling.

Speak or Meet. The final issue that might make or break your decision whether or not to book a certain photographer is them. You don't have to become best friends and strike up a life long relationship but it's always good to actually get on with any professional colleague. The only way you can judge this is to at the very least speak with them on the phone, although I would always encourage physically meeting a photographer if you are about to potentially invest a significant amount of time and or money in them.

Of course there are many other considerations you may need to think about when choosing a photographer to shoot your commercial brief. However I do believe that if you adhere to the basics, then at least you can be confident that you are making an informed decision rather than a rushed one, and you stand a good chance of enjoying a successful encounter.

Bridge Tolls

When possible, raising a bridging loan against commercial property can be one of the quickest ways for a business to access substantial amounts of cash. However bridging loans are pricey and this article discusses how such loans work and the risks involved in taking one.

Commercial property bridging is a small and specialist area of short term lending. Advances are normally based on 'ninety day' property valuations where the valuer assumes there is only a restricted period within which to sell the property.

As this is an area where charges are high and it is possible for lenders to make significant profits from defaulting loans, it is an area where you need to be well advised as to your choice of lender.

Pre credit crunch, lenders had often been prepared to lend on the basis of these valuations almost on a 'non-status' basis where they did not consider the borrower's ability to pay. And while the mainstream banks would generally only give a bridging loan where the exit had already been arranged by way of a planned sale or refinancing (a 'closed' bridge); other lenders would give 'open' bridges secure in the expectation that they would be able to sell the property and 'collect out' if needed.

Some lenders were also developing alternative and hybrid products such as a two year 'super bridge', and a one year bridge that automatically converted to a normal 15 year term loan at the end of the period assuming that the account has been operated correctly.

The market was however very hard hit during the credit crunch as some lenders' bank funding lines dried up, while the commercial property values on which they were relying also suffered.

As a result, those lenders that are still in the market are now generally more cautious about establishing both serviceability, the borrower's ability to pay the interest as they go; and the feasibility of the planned exit from bridging as to how the lender is to be repaid their capital.

However it is noticeable that funds are now returning to this market, and in the absence of the self certification commercial mortgages that had been available pre-credit crunch, bridging is becoming an increasingly important source of funding for both some transactions and raising working capital.

For lenders, the key criteria and issues in lending are firstly the quality of the property and its worth as assessed by a professional valuer on the lender's panel, followed by the viability of the proposed exit, and then the borrower's ability to service the borrowings.

The main players in the market lend at up to 70% to 75% of open market value (OMV); reducing to 60% to 65% on second charge loans.

Facilities are usually granted for six or twelve months and are interest only arrangements with the loan capital repayable at the end of the term. Both having your exit in mind at the outset, and checking the provisions in respect of renewal of the facility at the end of the initial term if that should prove necessary, are therefore critical in any open bridge.

Bridging is expensive money. As well as valuation, broker, and legal costs you can expect to pay a lender's arrangement fee of up to 2% to 3% and discounted interest rates of up to 1.0% to 2.0% per month. If not rolled up to the end of the term, interest is either collected upfront by way of a deduction of the total interest charge for the facility period from the initial draw down, or monthly in advance. Always also check to ensure there is not an exit fee as well at the end of the term.

It's important to note that the interest rates suggested above are the discounted rates for prompt payment and it is normal for the full rates to be almost double these. This is an absolutely critical point as in the event of default on a payment (such as failing to pay exactly on the due day), you will lose the right to pay interest at the discounted rate and can be charged at the full rate.

All lenders take robust and swift recovery action in the event of default to secure their lending by way of appointing receivers to sell the building. Lenders will also usually have the right to charge administration costs incurred in dealing with any default.

Where the interest on a bridge is deducted from the advance on draw down, this has the advantage that you do not need to find the cash to make payments during the period of the loan. Against this it reduces the funds you actually raise by entering into the bridge and do not forget that at the end of the period, you will need to find the cash to repay the gross amount advanced, not just the net received.

The alternative is to take out a bridge on a pay as you go basis, in which case ensure that you have sufficient funds to make all the payments on time to avoid the increased interest costs and charges that arise on default.

As defaults are an area in which lenders can make extremely high returns, and can recover these by appointing receivers to sell your property, you should take care that you are dealing with a lender you can work with. Brokers will all charge fees for arranging a facility (typically a 2% success fee, deducted from the advance drawn down), but using a reputable broker will assist you in finding a reputable bridging lender.

If you are considering using bridging funding to raise cash for property development, you should also be aware that there are specialist funding products for property development. Again a reputable broker should be able to advise you on the best option for your project.

2 Media Strategies For Running Successful Advertising Campaigns

Never make the mistake of thinking that your target customer is ready and waiting to buy from you. This applies whether you are advertising on the internet, or doing other forms of marketing. Your target market can be in any one of six buyer readiness states:

  • Awareness

  • Knowledge

  • Liking

  • Preference

  • Conviction

  • Purchase

If most of your target market is still in the first state of "Awareness" - you will have some work to do. You will need to spend some money convincing them to buy, before you can expect major sales results.

1. The "Big Hit" Media Strategy

Many advertising agencies will tell you that high awareness is achieved by starting an advertising campaign with a "big hit" and then following it with a series of sustaining advertising bursts.

On radio for example, you might start your advertising campaign with 25 x 30 second commercials each day for 4 days and repeat the campaign in week two. Then once a month for the next 6 months you would run 30 commercials over a three day period.

There is plenty of research evidence to show that this strategy can be effective. When in the agency business I used this type of strategy for several successful product launches (but on a bigger scale).

Smaller advertisers can use this strategy too, but it is particularly effective for major advertisers with large budgets.

Advertisers on a limited budget might not have enough money for more than one or two follow-up bursts throughout the year. In this situation the awareness created by the "big hit" quickly fades.

Follow-up bursts are therefore very important. The follow-up advertising is designed to stop... or at least slow down, memory decay after a "big hit".

2. The "Being There" Media Strategy

For low budget advertisers, a continuity campaign might be a more realistic option. This media strategy concentrates on frequency and "being there" for people who are constantly entering the market. After all, customers are entering the market for your product or service all the time - whether you are advertising or not!

With this media strategy there are no "big hits" or random follow-up bursts of advertising. You trickle the advertising over a sustained period to a defined audience.

The trick is to choose the very best option of media, placement or time-slot, with good reach against your target audience. This might mean placing an ad at 7.20 a.m. on the same radio station every Tuesday and Thursday morning for a year. The important thing is to "be there" every week for as much of the year as your budget permits. You will be communicating to the same people every week. You may not get much response for the first six months, but then the power of repetition will start to "kick-in".

You might not achieve the wide reach, or instant sales, that a "big hit" strategy would bring... but you will consistently reach a reasonable proportion of your target audience over and over again.

Remember, your media strategy will flow from what you want to achieve within your budget constraints.
